Course is undergoing major renovation and is in terrible playing conditions
Cold windy day
The course has undergone a lot of improvements in the last 1-2 years. The fairways and greens are much improved, and they're in the middle of redoing their bunkers. In my opinion, it is still priced a high, but it's no different from any other course in Northern Virginia. Overall it's a fun course with interesting and challenging holes, I'll continue to come back here for the right price.
Sections under repair
Ownership has invested some $$ for major renovations. Once the sections under repair come back to life, the changes will be great. Most of the changes appear to be an attempt to make play easier for the beginner to intermediate golfer. The prime demographic for this course. Many green-side areas have ground under repair, with the addition of many greenside bunkers, or major rehab of existing bunkers. Many trees have been removed along hole #6 (major improvement) and Hole #10 (tee area). #18 also has had major changes along the fairway, making this hole play easier. The greens are in very good shape for so early in the season, tee boxes as well. Also, all new carts !! I play Penderbrook occasionally, because it is close to my house, and even on a weekend, I can get around without major delays. But once word gets out about the changes, I fear it will get a little more crowded.
What happened?
The course looks terrible. I know that this is early spring and that grass is still somewhat dormant. But this is awful. There is sod (or dirt) everywhere and no grass. Its definitely a work in progress. I have never seen a course look this bad. My recommendation is to close it down and fix it.

In great shape!
Greens are in great shape though they have not aerated yet.
Over the last few years they are really upgraded the playability of the course. They must have removed 100 trees and covered or refreshed many of the bunkers.
Food in the restaurant is also very good.
Staff friendly and pace of play was around 415 on a Saturday.

This course should be closed until they are back to normal
Do not waste your money and time. Course is just horrible. Come back when they finish fix their mess.

The course is all torn up right now
I have played this course before and it was pretty decent. Currently the 18th hole is completely closed, there is ground under repair everywhere throughout the course, and you can tell they are doing a lot of work on it. It may be nice eventually, but right now, it's not in good shape.
We understand the course isn't up to the conditions we would like and our customers have come to expects, but we have done our best to tell all customers prior to booking of the renovation projects that are ongoing. We have put a "Course Alert" on all tee times, listed it on our booking engine banner, and noted them in the tee time notes. During larger renovation project, like the current one, the course conditions can suffer slightly, which is why we have tried to notify all customer prior to booking of those conditions. We hope to see you out again once the maintenance projects are completed, which should be very soon.
Penderbook
Course is undergoing major renovations on several holes. Hole 18 was closed and was not made aware of course renovations prior to booking tee time. Course should give people booking tee times a heads up prior to booking tee times

Plan on spending an entire day!
If you play here you can expect the following.... the worst fairways you have ever played on...better to call them sandways or weedways. Even with preferred lies they suck....grass does not grow...cows could not survive on this course!!! Greens are like Thomas' English Muffins....full of nooks and crannys and where there are no nooks or crannys there are just plain dead spots. You need no skill to putt these greens, just a lot of luck, because in 10 feet they change directions a dozen times and bounce in the air almost as much. To top it off the group ahead of us was to busy trying to recover their ball that was either deep in the woods or in the water! No Marshall to be found! Would not recommend this course!

We do understand the condition of the course isn't up to our standards as well at this moment because of the larger maintenance projects that are underway and the warm season grass still being dormant. Although the grass is yellow in color since it is dormant, it is not dead, it will green up once the weather continues to get warmer. On the date of your play, 5 holes were closed because of the maintenance, cart path paving and bunker renovations project, and we charged a special maintenance rate of $30.00 with a cart. We are hopeful that all of these ongoing projects will be completed shortly.

Tore Up Course
Understanding that the course is getting ready for the season, BUT there were 6 holes closed and “construction” going on everywhere on the course. If I would’ve known prior I would’ve played somewhere else. The bar and bartender was awesome!! After that disappointing round…drinks were mandatory!!

Don't play in the off season
Normally I love this course. Great layout, great staff, fun, challenging and affordable. However... Right now they have construction all over the place, closed the 4th hole, and the course is more or less completely unkept... And they still charge 67 per person!! No discount for a closed hole and Goose poop covered fairways and greens while construction equipment drives all over the place in front of your tee shot. Come on guys... Either close, or open, but don't sacrifice quality for cash. You're just going to lose customers.

Thank you for taking time to review the course, and we understand that the course is not up to normal expectations, but this is due to the ongoing bunker renovations on the front 9. We have tried to notify all customers prior to booking a tee time of the conditions. We understand that you did not book the tee time, but your player partner was informed of these conditions at the time of booking. There is a specific note on your tee time that says “advised on course conditions”, which is the note that staff has been instructed to leave on each tee time after they have told about the front 9 bunker renovation project. The confirmation e-mail your playing partner got moments after booking also states ”Starting 2/1/2022 front 9 bunkers are under renovation - there may be one hole closed a day and bunkers may be ground under repair.” The sod you noticed is to “fix” renovations or cover bunkers that have been removed completely.
It is not feasible for a public facility to close during such renovations and still stay in business, however what we can do is inform all customers of the current conditions and if they decide to play, hope that they understand the current conditions and that these renovations are done to make the course better in the future.
The current bunker renovation is scheduled to be completed by April 15th , weather permitting.
